Hello!  Thank you for your comment.  Real estate prices are market driven and as you may know the Philippines is currently the 2nd fastest growing economy in the world after China.  The GDP growth rate of 6.4% in Q2 2015 demonstrates the resiliency and diversity of the Philippine economy and potential for inclusive economic developments as different sectors begin to pick up speed.  Please take note that this property is located in the #1 gated community south of Metro Manila where location (next to Ayala Town Center Mall, Molito Mall, and commercial buildings) and security make it undoubtedly the best neighborhood to live in the south (tycoons, senators, congressmen, TV personalities have a house or two here) ☺.  Land valuations are at PHP 60,000 ($1,500) per square meter and is expected to grow to PHP 100,000 per square meter ($US 2,400) by 2019.  Given the great location, a new house with imported fixtures and appliances and factor in the opportunity cost and then a clearer picture of the reasonable valuation emerges. 
     
    When comparing the valuation of properties across different regions there is no standard measuring tape as perceptions and construction costs remain incongruent.  As an asset it all comes down to the simple economics of demand and supply within that particular area and what people are willing to pay.  As an example there are $500K 5 bedroom houses in Las Vegas with a pool, covered garage etc. and could seem like better value in terms of land area and fixtures to this listing but then you have to consider the location and potential valuation.  This property already commands a premium price for the land valuation alone but pales in comparison to the average $20,000 per square meter in Manhattan and $45,000 per square meter in Monaco.  An investment in real estate is in principal long term and should coincide with your objectives, risk tolerance and knowledge of the market you are investing in.

  3. For P115 Million ($2.6 million) should be more than what I see. The Kitchen Cabinet and counters are outdated. The counters needed to be Granite… I don't see a laundry room…No central A.C…..No Crown Molding.. A Urinal in the Bathroom?????? 4 car garages all need to be enclosed…. Pool is small…Lot is small needs to be at least 5 acres (2 Hectares)… a house like that in the states would be around $700,000 to $1.2 million with all the modern items not including the URINAL…..
